  • Power centers, strip centers, mall point position
  • National big box discounters, soft goods, grocers, and off-price co-tenancy desired.

POPULATION & INCOME

  • Urban 3-mile radius, suburban 5-mile radius or rural 10-mile radius trade area
  • 100,000+ population in its downtown, urban, suburban, or rural trade area with regional draw
  • Middle incomes

SIZE

  • Single story preferred.
  • Size ranges from 18,000 – 30,000 SF.
  • Ideal frontage 125’.

FLOORING

  • Preferred polished Concrete with Industrial floor tape aisles.

CEILING

  • Prefer spray painted open deck with bottom of light fixtures at 13′-0″ AFF.
  • ACT ceiling with lay-in light fixtures at 13′-0″ AFF.

EXTERIOR

  • Prototypical Burlington red sign band, exterior canopy, double bi-part sliding doors, and vestibule.
  • One Truck dock with separate compactor and dedicated trash area.

ROOF

  • LL to provide a new roof or existing in good repair with minimum 10-year warranty in either scenario.

HVAC

  • Burlington requires that LL provide new HVAC/RTU’s but may consider reuse of existing RTU’s that are no more than 8 years old and in good working order/condition as verified by tenant’s-survey.

CONSTRUCTION DOCUMENTS

  • Landlord completes all required construction documents, permitting and installation of structural modifications and MEP service for leased buildings.

VERTICAL TRANSPORTATION (If Necessary)

  • Two 4,500 lbs. passenger elevators.
  • Two 5,000 lbs. freight elevators.
  • 40″ wide escalators.
